The ABC’s and FAQ’s of your visit
The AC System will fail if you run cool & heat at the same time. The air conditioning system will only work when all 4 units are set to cooling or heating. You cannot have one unit on hot and the other on cool, this will break the system and you will be charged the repair cost. Not all units need to be turned on at the same time, but they all must be either on heat or cool setting. When the AC is on all doors and windows must be closed. If you do not close everything up, it will harm the system and you will be charged. This is a brand-new system! Please call me or Josh with questions.
There are two Barbeques on the property, on the deck of the lodge and at the picnic area of the boat house. Clean the grate and drip tray on the BBQ after every use and cover when finished. Please turn off the propane when you are finished. If the BBQs are not cleaned, you will be charged $50 for each BBQ.
The lodge has three bathrooms: 1st floor has a stall shower, 2nd floor has a stall shower, basement has a clawfoot tub. The boathouse has a tub/shower.
6 bedrooms set up as three separate suites. Each suite has a twin bedroom with a closet and an adjoining queen bedroom that overlooks the lake.
Main level has a screened-in sleeping porch with a queen bed.
The boathouse consists of 2 bedrooms, one with a queen bed and a cot and the other with 2 queen beds.
To keep spiders and bugs from driving you crazy, please turn off the outdoor lights as often as you can. Bugs and spiders love the lights. That goes for the inside lights as well. The fewer lights you have on at night the better.

Technically you must have a fishing license to fish on Goodyear Lake which can be purchased at Walmart. (Otherwise, unlike the fish, don’t get caught!) Over the years guests have left a handful of fishing poles and gear which you are free to use.
The garbage bin enclosure is located at the top of the driveway. All garbage (not recycling) must be bagged and placed in upper bins when you check out. The recycling bins are located outside near the front door. Please recycle your bottles and cans only in the bins provided. Garbage is picked up every Tuesday, however, if the bins are full when you arrive, please let us know and we will remove it.

There is two kayaks and one paddle board and oars. Do no let the kayaks or paddle board sit on the dock. Please return to the kayak rack and store the oars on the hooks provided on the railing to the dock. Life vests and water shoes are in the toy chest at the waters edge. There are beach towels in the basement.
There is a front-loading washing machine and dryer in the lodge. There is a stacked washed and dryer in the boat house. Please only use liquid laundry soap. There is an iron and ironing board in a bedroom closet in the lodge.

Do not park on the grass. The paved driveway can accommodate many cars if they are parked in tandem.

FLUSH ONLY TOILET PAPER DOWN THE TOILET!
Do not flush any type of wipe, even the disposables.
Swim at your own risk. Do not dive off the dock, we do not know the depth of the water. Do not swim or paddle near the dam.
There are TVs in the living room of the lodge and boat house and each bedroom has a TV which is set up with ROKU and cable.
Do not Steal! Our cleaning crew takes a detailed inventory of everything in the house after each rental week. If there is anything missing, you will be charged 3x the cost to replace the item that is missing.

Please put wet towels on the towel racks provided for in the bedrooms. At the end of your stay please put your used towels and sheets in the rope baskets provided in each bedroom. (Please leave bed spreads in place).
Like everyone in the rural communities of Oneonta and Cooperstown, we have a private drilled well. We also have a 250-gallon holding tank for peak usage times, as well as a state-of-the-art filtration system which ensures sparkling clean water for our guests at both The Lodge and Boathouse. If you see cloudiness in the water, it’s only the aeration system doing its job (let it sit for a minute and you’ll see the air bubbles dissipate), the tanks are set on auto backwash every 72 hours. So, if you hear a motor kick on in the middle of the night, that’s what it is. We only ask that you treat our system with care and be ever-mindful not to waste water – please take quick showers, only run the dishwasher when it’s full, and do full loads of laundry. Thank you!
The windows and screens are original from 1901. Do Not Remove the screens from the windows. Some windows do not open due to age and settling. Do not rest anything against the windows in the basement, they are old and fragile.
From time to time you may see zebra mussels on the dock ladder. They are sharp and will cut your feet. Water shoes are recommended. (Zebra Mussels are an invasive species that made its way into US waterways on the hulls of container ships from Asia.)
